Choosing the right student housing is an important decision, and The Ranch at San Marcos makes it easier. Designed with convenience in mind, our San Marcos student apartments offer features such as online payments, roommate matching, and individual leasing to create a smooth, comfortable living experience.
Rent is due the first of each month and may be paid online through the resident portal by ACH, debit, or credit card. No cash is accepted. Convenience fees may be charged for online payments. Contact our management team or refer to your housing contract for more information.
Lease agreements are 12 months long.
International students may be asked to provide a few additional documents during the application process. This can include a valid passport, visa documentation, and proof of enrollment at a university.
Depending on the application, you may also need to provide proof of financial support or complete any required guarantor or third-party verification. For the most accurate list of requirements, it’s best to contact the leasing office directly.
Yes, you can still apply without a U.S. credit history. You’ll need to provide a guarantor or pay a security deposit to qualify. Please contact the leasing office for more details.
No problem! You can use a third-party guarantor service, which acts as a guarantor on your behalf for a fee. We’ve partnered with TheGuarantors to offer this option, making it easier for students who don’t have someone available to co-sign their lease.
Yes, roommate matching programs are available to make the move-in process easier for TXST’s international students.
Yes, both furnished and unfurnished options are available, giving residents the flexibility to choose what works best for their needs and budget. Furnished apartments include a full furniture package for added convenience, while unfurnished options allow residents to bring their own furniture and personalize their space.
While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide:
Common Area: Electronics and corresponding cords/adapters, décor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker, cleaning supplies, dishwasher detergent, laundry detergent, etc.
Bedroom: Linens, pillows, mattress pad, towels, toiletries, trash can, décor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.
For unfurnished apartments, residents should also plan to bring bedroom and common area furniture, such as a bed frame, mattress, desk, desk chair, dresser, sofa, coffee table, TV stand, dining table, and seating.
Yes! On-site staff and management are available to assist residents. Leasing and office teams are present during regular business hours to help with questions, leasing needs, and general support.
Yes, The Ranch at San Marcos is located right next to a covered bus stop along the Texas State University bus line. The TXST tram bus arrives at this stop every 10 minutes, making it easy to attend classes, lectures, internships, and student events, giving international students peace of mind.
